FAQ
What is required to reserve a home?
To complete your application, please provide your identity documents, proof of income, and your three most recent payslips if you're a resident in Berlin. If you're a newcomer to Berlin, you can provide a new employment contract as proof of income, and an employer guarantee will be accepted.
What if I need to cancel my reservation?
If you cancel your reservation up to 40 days (included) before the start date, you will receive a full refund of your deposit. If you cancel your reservation up to 21 days (included) before the start date, you will receive a 50% refund of your deposit.
What type of payment do you accept?
In principle, payments should be made via bank transfer, clearly indicating the purpose of the payment. If it's a rental payment, please include the month; if it's a guarantee deposit, please include the concept. If you have any questions about other forms of payment, please don't hesitate to ask.
What is required to sign a rental agreement?
Identity documents, proof of income, last three payslips (residents in Berlin) or new employment contract in Berlin if you are a newcomer (employer guarantee is accepted).
What type of payment do you accept?
In principle, payments should be made via bank transfer, clearly indicating the purpose of the payment. If you have any questions about other forms of payment, please don't hesitate to ask.
Sending the security deposit
If you are transferring the security deposit equivalent to one month's rent, please clearly indicate the words 'Security Deposit' or 'Kaution' in the transfer concept.
Paying the monthly rent
If you are paying the monthly rent, please clearly indicate the month you are paying for in the payment concept. The bank account where the rental payment should be transferred is indicated in the rental contract.
Payment deadline / Due date
In Germany, if not contractually agreed otherwise, the payment deadline for monthly rent is the third business day of the month. Non-compliance is penalized and may lead to the early termination of the rental agreement.
WHAT IF I NEED TO CANCEL MY RESERVATION?
Once the contract is signed, there is no legal obligation in Germany to accept early termination by one of the parties in fixed-term contracts. However, we voluntarily offer the cancellation terms we indicate. Contractual cancellation must always be made in writing and properly motivated.
40 days before the check-in date
If you cancel in writing with proper justification before the 40th day before the start date of the rental period, you will be refunded 100% of the security deposit.
21 days before the check-in date
If you cancel in writing with proper justification before the 21th day before the start date of the rental period, you will be refunded 50% of the security deposit.
Late cancellation
If you cancel after 21 days have passed before the start date of the rental period, you will lose 100% of the security deposit, but we will usually accept a written cancellation if it is properly motivated.
Is the apartment fully equipped?
Yes, the apartment is fully equipped including many small details. You only need to bring your personal belongings to start living here.
Is heating and electricity included?
Yes, electricity, heating, internet, hot water, cold water, municipal taxes, etc. are included. Only the TV tax, which is personal, is not included.
Can I officially register at this apartment?
Of course, you can officially register at this apartment. Rental offers in Berlin where you cannot register officially as a resident are likely illegal.
Are there bed sheets and towels provided?
Yes, bedding, duvets, pillows, covers, rugs, mats, curtains, and other home textiles are provided for your use.
Are there pots and pans in the kitchen?
Yes, there are pots, pans, dishes, cutlery, glasses, cups, corkscrew, can opener, peeler, etc. Everything you need.
Is there a maximum limit for electricity, water, and heating consumption?
The consumption should be in line with the average consumption measured in Germany for households with the same number of occupants. In more than 15 years, we have never exceeded the limit. Please use electricity, water, and heating reasonably and do not worry about it at all.
Is smoking allowed in the apartment?
No, smoking is not allowed inside the apartment at all. If you need to smoke, please do so on the balcony with the door closed or outside. If smoking occurs inside the apartment, it will require painting with a first coat of nicotine-free paint, followed by a regular coat of paint. You will also be responsible for paying for the time the apartment remains vacant due to the painting. PLEASE NEVER SMOKE INSIDE THE APARTMENT.
Are pets allowed in the apartment?
I love pets, but this apartment does not allow pets in principle because it is not suitable for them. Please check with us if your pets are small or if you believe your case may be an exception (guide dogs, etc).
